Before undertaking any works or alteration to any flat in Manor or Streatham Court, consent must be obtained from HML, who act on behalf of the freeholder, Streatham Manor Gardens Ltd.
When consent is provided, you must ensure:
1. Notification and Insurance:
- The rights of owners, lessees and occupiers of the adjoining and surrounding property are maintained, and adequate notice of your intention to carry out these works must be given to neighbouring residents.
- Lessee indemnifies the Landlord (SMG Ltd) against all loss damage expense and claims arising out of carrying out retention and removal of works including (but not limited to) any claims against the Landlord or its agents by other lessees and occupiers within the block in relation to any nuisance claimed to have been caused by works.
- Lessees contractors hold adequate third party insurance for a limit of indemnity appropriate to the nature and extent of the works, and to cover loss or damage to the whole or part of the buildings which the demised premises form part of the whole. Also, the content thereof including generally loss or damage arising from vibrations, weakening of support, and such other consequences of the works as may be prudent.
- All contractors comply with all appropriate Health and Safety legislation, regulations and approved codes of practice.
2. Impact on Utilities:
- Any alterations to the electrical, water, gas or telecom installations comply with requirements and approval of the respective supplier companies.
- Electricity, gas, water and drainage installations are left in a good and safe state of repair, and following completion of the works Test Certificates to be obtained for new and amended installations.
- Adequate and appropriate valves and stopcocks are fitted to all new sanitary and non-sanitary fittings, with full accessibility. No alterations, additions, modifications are permitted to communal water systems, including central heating, without prior approval.
- Any work affecting the supply of cold water to other residents is to be arranged with SMG Estate Management.
3. Scaffolding/Skips:
- The SMG Estate Manager has to be informed before any scaffolding or skips are positioned. The Estate Manager must be informed how long the scaffolding or skips will be in position. Where scaffolding is used adequate security measures must be taken and notice given to all flats in close proximity to the scaffold. Skips and large building waste bags may only be placed within the Estate in agreement with SMG Estate Management.
- All safety regulations must be complied with and proper security arrangements made to include provision of lighting.
- Gardens are protected at the time of erection and striking of scaffold and all scaffold equipment must be handed down and not thrown. No scaffold poles are to be left in the gardens, on walkways or elsewhere on site. No entrances are to be obscured and all entrances over which scaffold passes must be fully boarded to avoid risk to residents.
- No building waste to be kept outside flats unless by specific arrangement with SMG Estate Management. Residents grey waste bins strictly not be used for any disposal of building waste. Any contractor working at SMG or SMG resident proven doing so (e.g. via CCTV) will be charged building waste removal cost. This cost to be applied to applicable SMG lessee.
4. Health and Safety:
- Ladders must be removed when the site is unattended, at night, weekends and public holidays.
- Common staircase and common parts to the block are not be used for delivery, storage or removal of materials unless specific permission is given. Such permission will only be granted on the strict understanding that proper measures are taken to protect walls and floors of the areas used in common with other residents.
- All contractors to make appropriate arrangements for the protection of common areas, including internal walls, carpets, fences, gates, stops, courtyards and roofs. Should common areas be used they are to be kept clean and are to be swept and/or washed as necessary at the end of each working day.
- For any damage caused to the common parts the landlords reserve the right to either require lessee to make good to their entire satisfaction or to arrange for the work to be carried out by others, with the cost being met by lessee.
- The loud playing of transistor radios, tape or CD players or similar equipment, is not allowed.
- All work must be carried out during normal working hours as per local authority hours legislation. These to be strictly enforced for the benefit of all.
- Monday to Friday 09:00 to 17:00, with a polite request for no mechanical noise before 09:30.
- Saturday 09:00 to 12:00 (noon)
- No working Sunday or Bank Holidays
